Residential Module
A complete new Residential Management product was added to SKYLINE for Windows. The residential module is a full-service residential management system that takes you from prospect management through move-in. It interfaces directly with Skyline's Units, Occupants, and Security system. The Residential Module also offers extensive marketing tracking and reporting.
The Residential menu options include:
- Prospect Management - Use this menu to add and manage prospects. You can quickly check unit availability based on the parameters you are looking for, setup showings and track results, manage a waiting list, and monitor the traffic for a particular site, agent, property group, property, or type of contact.
- Applicant Management - Use this menu to take a new applicant from proposed lease to move-in. Complete the application form, which contains proposed lease terms, income, employment, credit, and other relevant applicant information. Formalize the evaluation and approval process by documenting credit and background checks and assessing fees. Track occupants, pets, vehicles, and parking associated with the unit. You can also create a lease document using Microsoft® Word's mail merge feature. Multiple lease templates may be setup for different buildings or different unit types.
- Setup - Use this menu to create lists that are referenced throughout the Residential Module, such as leasing agents, prospect and source contact types, and marketing campaign types. Use the Gross Potential Rent setup screen to define GPR and compare it to actual rent.
- Marketing - Use the Comparison Grid to track details of competing properties. The Source Directory provides a place to maintain prospect sources, such as a large employer or area university. Use the Campaign Management menu to define, track, and report on all the property's marketing campaigns. Each prospect added must include a campaign reference.

Residential Reports
The Residential Module comes complete with 24 new reports covering each
area of the module. The reports are written using Crystal Decisions® and
include multiple parameters to filter the information generated by properties,
units, dates, sites, leasing agents, and groups.

SKYLINE Setup and Property Management were also enhanced to seamlessly integrate the new Residential Module.
- The Setup menu includes three new residential security setup menus.
- Occupant Processing includes a new menu, and Occupant Information includes multiple new tabs and many new fields.
Skyline Setup
Skyline Security is enhanced to include residential sites. Three new
menus have been added and must be completed before using the residential
module:
- Residential Site Setup - Used to define residential Sites so they will be available on the Residential tab to add prospects and applicants to.
- Residential Sites to Property Mapping - Used to associate sites with Skyline Properties so unit, occupant, and accounting information can be shared.
- Residential User Security Setup - Used to grant rights to Skyline users to access and modify residential sites. Similar to property access, users may have no access, view only access, or full access.
Unit Information
New tabs and fields were added to Unit Information to capture additional
residential information and expand the residential functionality of Skyline.
These two modification were made to Residential Unit Information:
- Gross Potential Rent field - This field was added
to the Additional Information tab and represents the rent quoted to
new prospects and rent that new residents will pay. Gross Potential
Rent is also referred to as Scheduled Rent or Market Rent. This field
is used on several screens in the Residential Module.
- Rent Ready tab - This new tab helps you track unit maintenance, cleaning, and preparation dates leading up to the point when the unit is ready for occupancy.

Occupant Processing
A new Unit Inspection Menu has been added which offers
all Skyline users the ability to track inspection dates and the condition
of rooms, appliances, porches and patios, and more. The screen is designed
to allow you to compare two inspections and highlight changes from the
previous inspection. You can add comments about your findings and photos
to support the inspection.

Occupant Information Screen
New Tabs for in Occupant Information include:
- Pets - Use this tab to list all pets occupying the unit (name, breed, color, weight, and more).
- Occupants - Use this tab to list all occupants of the unit (name, age, gender, and relationship).
- Vehicles - Use this tab to list all vehicles associated with the unit (make, model, color, license number, and more).
- Parking - Use this tab to list the parking arrangements for each vehicle, such as the assigned space.
